John Ackerman, Jr. and Charles Pratt have been building homes and

At Ackerman & Pratt Custom Builders, Inc. we can build from
your plans, from our plans, modify them, or design your dream home
from scratch. Your New Custom Home will include many fine amenities
that other builders would consider upgrades. Unlike most builders
we include things as standard so you don't have to pay more money
for them. The benefits of this is that you, the home buyer, can
make decisions quicker, without wasting time, and you don't have
to deal with each selection like it is an upgrade.
Every selection should not be made as a financial decision on
your part.
Some of our standard amenities are: upgraded wood kitchen cabinets
with dove tail drawers, granite countertops, stainless steel appliances,
upgraded plumbing fixtures, lawn sprinkler system, music/intercom
system and extensive burglar alarm system, larger baseboard trim,
heavier balustrade stair trim, hardwood and ceramic tiles included
in many areas of your home. We treat many upgraded amenities as
our standard features.

At any given time we offer one to three quick delivery "Spec
Homes" at each of our new home sites. These homes may be in
various stages of completion anywhere from a foundation in the ground,
to a home that has rough plumbing, heating and air conditioning,
and is sheet rocked but still needs cabinets, countertops, trim,
appliances, carpet, tile, etc. to homes that are fully completed.
You, the buyer, would be able to make choices of these items.
The advantage of a quick delivery home is: If the buyer
has a home that is already sold, they can move into a custom built
new home much quicker. Many of our custom home buyers would rather
buy something that is up, finished or partially finished, so they
can see the shape, see the home, see the design before they go through
the process of selections.
Our buyers tend to be business owners or professionals, with roots
in the area. Our communities have a variety of models, not the same
cookie-cutter homes. In many communities, if we build a standard
model more than once, we will change the front elevation drastically
and after building a few more times, will retire the model. We have
many models and designs to choose from and we can also custom design
the homes. Due to these and other factors, our homes tend to increase
in value, and in a down market, they will hold their value much
better.
Ackerman & Pratt have built their reputation based upon providing
high end custom homes to discriminating customers by providing a
combination of quality homes that are a good value in unique neighborhoods.
We are a part of the League of Builders. We offer 2-10 warranty
package and a one year punch list service. We conduct a pre-settlement
walk through several days prior to settlement so that the majority
of items on the list can be completed before you, the home buyer,
move in. That way you're not inconvenienced as much with contractors
making repairs. You can just move in and get settled in.
The Selection Process: We realize your time is valuable.
We have streamlined our selection process to be as efficient as
possible. Many of the selections are conducted in house with a builder
representative/selection coordinator.
Exterior selections are completed first, they are critical to have
done first. Stucco and stone colors should coordinate. These you
can make internally with us. After external selections are done,
we work on the interior selections with various showrooms to pick
kitchen cabinets, appliances, tile, hardwood, carpeting, light fixtures,
etc. We work out an allowance for these selections to give you,
the home buyer, the freedom to choose from a wide variety of selections.
